Fountains Lofts: Historic building near downtown attractions
Described as a true historic, downtown jewel, Fountains Lofts is one of the most exciting new downtown developments where location, luxury and lifestyle speak volumes, according to the marketing team.
Situated at Eighth Street and Broadway in the heart of the Historic Garment District, the eight-story heavy timber building, constructed in 1903, is listed on the National Registry of Historic Places. The lofts are priced from $190,000 to $495,000 and the 12 different floor plans available encompass a wide variety of one- and two-bedroom units.
High levels of finish have been used throughout each unit, including what Reilly describes as eye-catching polished concrete floors, stainless steel GE appliances and gas cooktops in the kitchens, beautiful granite countertops and vent-less Bosch washer and dryer systems that conform to the historic attributes of the building.
Some of the units have private balconies offering breathtaking views both west and north toward the Missouri River, and each unit comes with a large, secure storage locker and two-year developer's warranty.
"The construction phase of the project is progressing rapidly and right on schedule," Reilly said. Units on the top three floors are nearing 100 percent completion and the team is making preparations to accommodate the first residents in October.
Reilly said a "truly outstanding feature that distinguishes Fountain Lofts from other loft and condominium developments" is the special attention paid to reduction of sound transmission between the units. This has been addressed at the very core of the building. In addition to using four layers of drywall, a sound absorbing resilient channel and 4 inches of insulation in the demising walls between each unit, the builder also addressed noise transmission from above and below by using 3 inches of concrete poured on top of a "state-of-the-art" sound-absorbing mat. In addition, the roof has received a double layer of dense foam insulation totaling 6 inches with a 6 millimeter summit resulting in an insulation rating of R-30.
"The intent was to address the issue of hearing your neighbors, which is often a big problem in other developments," Reilly said. "All of these measures have been taken and melded seamlessly to provide more comfort for each resident and add a stylish touch to each loft. We even hired a national engineering company to perform acoustical tests that verified the intended results." He added that the amenity package offered at Fountains Lofts encompasses a luxury clubroom with gourmet kitchen, dining and meeting facilities, and an acoustically high-tech, 16-seat theater room complete with wrap-around screen and tiered seating. There is also a modern fitness facility offering residents and their guests a full range of Precor cardio and strength-training machines, a tanning bed and a custom built oversized Jacuzzi hot tub.

Secured covered parking for the Fountains Lofts will be located in the newly constructed Bank Street Garage. The garage is being built specifically for the Fountains project so each resident will have the ability to lease or purchase up to three parking spaces for their loft. Sales have been brisk, with many prospective buyers realizing that because the Fountains Lofts project is located within an established, historic neighborhood, buyer values here are a great deal stronger than those of condominiums located in suburban or non-historic building developments, Reilly said.
